Building Site Evaluation
Ideally, order your building site evaluation prior to placing classroom order. A personal site visit from the State certified, bonded and licensed General Contractor will work with you to determine:
1) Classroom site placement, utilities planning
2) Delivery access and maneuvering obstacles
3) Foundation types and engineered plans...example shearwall foundation plan (pdf)
4) ADA ramp directional flow and code requirements
5) Documents needed for local building permits, site plan or master use plan, soils compaction report, etc.
6) Optional components and accessories such as ramps, decks, vandalism upgrades, steel vent covers, gutters, downspouts, etc.

Installation Cost Examples
Following are examples of current Classroom installation charges. Contact the General Contractor for a site evaluation and a firm bid proposal, based upon your exact building site address and scope of work.
Seattle: $11,885.
Chehalis: $11,915.
Richland: $13,978.
Moses Lake: $14,814.
Examples Based upon 28'x64' double classroom. Deduct $2,630. for 28'x32' single.
Costs Included in above examples:
1) Wet stamped Engineered Foundation Plans
2) All concrete pad blocking and pressure treated materials for Pony Wall foundation on your grade level, compacted site.
3) Intent and Affidavit paperwork and associated State fees (State of WA prevailing wage compliance)
4) Classroom transportation from factory
5) Rodent Control between foundation base pads
Costs Not Included in above examples:
1) Crane set (unable to gain truck access)
2) Sites sloped more than 6" from a level grade
3) Rolling of modules (unable to gain truck access)
4) Utilities connections
5) Earth moving or dirt work
6) Wet or unstable soil conditions that prohibit truck and equipment access
7) Restoration of landscaping if damaged or removed for truck and load access
8) Gutters and Downspouts, Ramps
Contractor Performance
Your preparation in advance when meeting with the General Contractor will work to your advantage.
1) Be prepared to instruct the contractor your exact desired scope of work, if known.
2) Assemble your documents, including site plans or sketches showing the locations of underground utilities, dimensions to other structures, compaction reports, trucking and utility access points, property line set-back requirements, etc.
3) Clear any brush or debris that may obstruct lines of sight from trucking access points to building placement.
4) When installing multiple classrooms, ask Contractor for an "economy of scale" discount.
5) If your School or Church is privately funded, ask for a discount from the public school prevailing wage rates.
Equipment Supply has chosen not to be your General Contractor. Decades of industry experience has proven the highest quality and performance comes directly from the motivated, small, independent contractors that specialize and focus on modular installations. The building supplier should not stand between you and the General Contractor, as it would not contribute to:
1) More effective communication between you and the GC, which will be on your site performing the installation
2) A higher quality control of your installation
3) A lower cost, due to additional layers of overhead
Equipment Supply is not a party to the contract between your School and the General Contractor, however, we do have substantial influence to be an advocate on your behalf regarding performance from your chosen contractor.
Our FOB factory sales model will flourish only when your School receives competent advice, exceptional service and value from the General Contractor. We encourage you to discuss your contracting concerns with us.
If your school desires a single invoice and single supplier for both the classroom and installation, we will provide an option to accommodate your purchase.
